National Monetisation Pipeline — every sector, one playbook
NITI Aayog's National Monetisation Pipeline lists brownfield, de-risked public assets — roads, railways, power lines, pipelines, airports, ports, warehouses, stadiums — that the Union government leases or concessions to private capital for a fixed term, recycling the proceeds into new infrastructure. Ownership stays public; operations, upgrades and revenue risk move to the concessionaire.

Upfront lump-sum for 15–30-year rights to toll, operate and maintain operating highways. Used by NHAI since 2018.
InvIT
Infrastructure Investment Trust
Operating assets transferred to a SEBI-regulated trust; units sold to institutional and retail investors. PowerGrid, NHAI and IndiGrid use it.
OMDA / OMT
Operate-Maintain-Develop / Transfer
Long-term concessions for airports, stations, bus terminals and ports where the private partner invests in capacity and shares revenue.
Lease / ROFR
Long-term lease & securitisation
Fixed-term leases of warehouses, telecom towers, gas pipelines and land parcels; or securitising receivables against future cash flows.
